Yes, the project is duly approved by Town Planning Department as well as the Collector’s Office, Alibaug, District Raigad.
The project is also RERA approved with RERA numbers: P52000066554 / P52000051843
The Sub-Registrar’s office at Pali, Tal. Sudhagad, District – Raigad.
The property is an NA (Non-Agricultural) plot, which has been approved by the Collector’s office in Alibaug. Since the property falls within a Green Zone, it is not demarcated in smaller individual plots.
The project is approved by the State Bank of India, and we have an Approved Project Funding (APF). If you provide your credentials, the bank will inform you of the loan amount you are eligible to avail.
If the unit is rented out through Kenisha, we handle daily maintenance, general upkeep, and housekeeping. However, if any internal repairs or furnishings need replacement, we will notify the respective unit owner, and the costs will be borne by the owner, with prior approval.
If NOT rented out with Kenisha, then the following applies:
- Repairs– For all internal repairs, we shall inform the respective unit owner and the expense will be borne by the respective unit owner with prior approval.
- Furnishings – Same process as above
- General upkeep and housekeeping – Kenisha offers a cleaning service contract, whereby your unit is thoroughly cleaned very week. The cost of this service varies based on the size of the unit.
Yes, individual unit owners have the option to rent out the property by themselves or opt for the same via the property manager.
The stay income is split 60:40, with 60% going to the owner and 40% to the service provider, like us. Typically, the unit is rented as a packaged deal, which includes meals and other services. From the total rental amount, taxes, food charges and club usage charges as well as direct expenses pertaining to that unit are deducted, and the remaining balance is considered the stay charges. These stay charges are then divided between the owner and the service provider in a 60:40 ratio.
The community is fully gated, with 24/7 manned security and CCTV cameras ensuring the safety of all our unit owners, guests, and employees.
We deliver a finished product with POP finish, false ceiling, lights, fans, bedroom ACs, boilers, kitchen trolleys with shutters, hob, and chimney as well as the landscape and hardscape. Additional interiors like curtains, furniture, and white goods are customized by each owner.
Yes, provisions are made for a water purifier, dishwasher, washing machine, and refrigerator. Connections for water and electricity are ready, so owners can directly install appliances. Any modifications during interiors can be done at an additional cost.
Water – We have sourced the water from our own perennial well as well as multiple water bodies created on the location and around. The water is filtered on the site and pumped to the storage facility at the top of the hill and released with the gravity for all units.
Electricity – We have installed two transformers to cover the requirements of the entire project. We also have deployed two 63KVA generators as a power back-up in the event of a grid failure. The generator back-up gets activated within a few minutes. The individual owners may instal their own inverters if required.
Internet – We provide the internet fibre lines at the doorsteps of every unit. Internal number of routers and their placements are paid and decided by the individual owners.
